Terms & Conditions of Business
New Build Inspections & Property Surveyors

These Terms & Conditions form the agreement between Indi Surveyors ("we", "our", "us") and the person or organisation booking our services ("you", "your", "the Client").
By confirming a booking, you acknowledge that you have read, understood and agree to these Terms & Conditions.
1. About Us
Indi Surveyors is an independent property surveying company specialising in:

Pre-Completion Inspections (PCI)

Post Completion Snagging Inspections
-
Re-Inspections
-
Residential Property Surveys
-
Independent Property Advice
All inspections are carried out independently and solely in the interests of the Client.
2. Booking Your Inspection
Your booking is confirmed once:
-
Your booking request has been accepted.
-
Payment (or deposit where applicable) has been received.
-
A confirmation email has been issued.
We reserve the right to decline or reschedule bookings where circumstances prevent us from carrying out the inspection safely or professionally.
3. Customer Responsibilities
The Client agrees to:
-
Provide accurate booking information.
-
Ensure the property details are correct.
-
Inform us of any known issues before the inspection.
-
Ensure suitable access is available.
-
Inform us of any changes affecting the appointment.
Failure to provide accurate information may delay the inspection or require additional charges.
4. Access to the Property
The Client is responsible for ensuring that we have access to all reasonably accessible areas of the property.
This includes, where applicable:

All rooms
-
Loft access (where safe)
-
Garage
-
External areas
-
Boiler cupboards
-
Electrical consumer unit
-
Meter cupboards
-
Roof space (where safely accessible)
If access cannot be gained, the inspection may be cancelled and cancellation charges may apply.
5. Pre-Completion Inspections (PCI)
For Pre-Completion Inspections the Client confirms that:

Permission has been granted by the developer.
-
The inspection has been approved by the site management.
-
The property is ready for inspection.
Should the developer refuse access or postpone the inspection, we will work with you to rearrange the appointment where possible.
6. Post Completion Inspections
For Post Completion Inspections the Client agrees to:
-
Ensure all inspection areas are accessible.
-
Remove any furniture or belongings preventing inspection.
-
Notify us of any specific concerns before arrival.
Our inspections are visual and non-invasive. We do not move furniture, remove floor coverings, dismantle fixtures or disturb stored belongings.
7. Re-Inspections
Re-Inspections are intended to assess defects identified within a previous Indi Surveyors report.
Unless agreed otherwise, the inspection is limited to previously reported items and any remedial works carried out by the developer.
Additional defects identified outside the agreed scope may require a separate inspection.
8. Scope of Inspection
Our inspections are visual assessments only.
They are designed to identify visible workmanship defects, incomplete works and issues that are reasonably accessible at the time of inspection.
The inspection does not include:

Opening walls or ceilings
-
Lifting carpets or flooring
-
Removing insulation
-
Moving furniture
-
Removing bath panels
-
Dismantling fitted units
-
Gas safety testing
-
Electrical testing
-
Structural engineering assessments
-
Specialist drainage surveys
-
Invasive investigations
Any concealed defects cannot be reported.
9. Inspection Reports
Following the inspection you will receive a professional digital report containing:
-
Photographic evidence
-
Defect descriptions
-
Location of each defect
-
Recommended actions where appropriate
Reports are normally issued within 48 hours.
The report reflects the condition of the property at the time of inspection only.
10. Fees & Payment
Inspection fees are payable in accordance with your booking confirmation.
Unless otherwise agreed:
-
Payment must be received before the report is released.
-
Prices include VAT where applicable.
-
Any additional agreed services will be charged separately.
11. Cancellation & Rearranging
Appointments cancelled more than 24 hours before the inspection may be rearranged without charge.
Appointments cancelled within 24 hours are non-refundable.
If we attend the property and:
-
access cannot be gained;
-
the developer refuses entry;
-
the property is not ready for inspection; or
-
the inspection cannot proceed due to circumstances beyond our control,
the inspection fee remains payable.
12. Limitation of Inspection
The Client understands that:
-
the inspection is non-invasive;
-
only visible defects can be reported;
-
concealed defects cannot be identified;
-
the inspection is not a structural survey;
-
the inspection is not a Building Regulations compliance certificate;
-
the inspection is not a warranty inspection on behalf of NHBC, Premier Guarantee, LABC Warranty or any other warranty provider.
13. Professional Independence
Indi Surveyors works solely for the Client.
We are completely independent of:
-
Developers
-
Builders
-
Contractors
-
Estate Agents
-
Warranty Providers
Our findings are impartial and based entirely upon our observations during the inspection.
14. Limitation of Liability
Nothing within these Terms excludes liability where it cannot legally be excluded under the laws of England and Wales.
Subject to applicable law:
-
Our reports are prepared with reasonable care and skill.
-
Liability is limited to losses directly arising from our negligence.
-
We are not responsible for losses arising from concealed defects, changes occurring after the inspection, or matters outside the agreed scope of inspection.
Where legally permitted, our total liability shall not exceed the amount of our Professional Indemnity Insurance or the inspection fee paid, whichever provides the greater protection available under the circumstances.
15. Photographs
During the inspection we will take photographs.
These photographs form part of the inspection report.
Images may also be retained securely for:
-
quality assurance;
-
training;
-
insurance purposes; and
-
legal record keeping.
We will never publish photographs that identify your property without your consent.
16. Privacy
We process personal information in accordance with UK GDPR and the Data Protection Act 2018.
Our Privacy Policy explains:

what information we collect;
-
why we collect it;
-
how it is stored; and
-
your legal rights.
17. Complaints
If you are dissatisfied with our service, please contact us within 14 days of receiving your report.
We will:
-
acknowledge your complaint promptly;
-
investigate the matter fairly; and
-
aim to provide a full written response within 10 working days.
18. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Client Declaration
By booking an inspection with Indi Surveyors you confirm that:

☐ I confirm suitable access will be available.
☐ I authorise Indi Surveyors to inspect the property and produce an inspection report.
